Lease-Purchase Program

D&E designed the Lease-Purchase Program to assist individuals and families who have faced challenges qualifying for a home mortgage realize homeownership.  The goal of the program is to advocate homeownership through training, one on one counseling, and education in an effort to instill financial empowerment and revitalize communities.

Program Eligibility:

·      Attendance at an initial workshop to be introduced to the Lease-Purchase philosophy, program                 structure, creed, and club expectations

·      Commitment to participate in monthly club sessions

      ·      Acceptance of terms/conditions of program

 

Program Members:

·      Attend a series of monthly workshops and/or one on one counseling sessions to receive counseling to address budgeting, savings, and credit challenges

·      Create individualized spending plans

·      Receive comprehensive action plans to strategically address and eliminate barriers to ‘mortgage readiness’

·      Individual assessments and plans designed to accomplish ‘mortgage readiness” in 12 months or less

·      Locate a property and occupy the property in as little as 2-3 months

 

 

LEASE PURCHASE PROGRAM PARTNERS

D&E's Lease-Purchase program currently partners with "like minded" organizations whose ultimate goal is to increase homeownership among low and moderately income families. In addition to providing additional support and strength to club members, many of our partners provide an inventory of newly constructed and renovated properties from which our club members may select. Program properties currently span the counties of Fulton, DeKalb, Clayton, Douglas, and Henry.
Major Accomplishments
  1995, Lead SouthTrust Bank, Georgia Market to Outstanding CRA Rating, 1997, Received Satisfactory CRA Rating.
  Received numerous nominations, awards, media profiles, and certificates of excellence in consumer banking through education.
  Recognized nationally in GE's annual report for implementation of The Community Home Buyer Education Program and tailoring it to meet the credit needs of communities.
  Featured nationally by American Banker Association for the development of a superior community outreach training program, as presented throughout 8 states.
  Recognized statewide as a leader in identifying affordable housing issues and meeting the credit needs of low/moderate income communities.
  Worked with various community groups and non-profit organizations (e.g. Atlanta Neighborhood Housing Services, Reynoldstown Revitalization Corporation) and governmental agencies, in conjunction with the Federal Home Loan Bank of Atlanta, to successful finance the revitalization and rehabilitation of neighborhoods.
  Successfully renovated 19 homes in the Reynoldstown area, implementing specialized underwriting guidelines designed for residents as highlighted in GE's Best Practices Guide.
